Rancho Bernardo is a master planned community located about 20 miles north east of downtown San Diego. Developed in the 1960’s it was a long drive from most of the city and developers coined the expression, “Rancho Bernardo the 52 week vacation” to incite buyers to travel the distance. Now it’s a thriving community of shops, restaurants, community centers, businesses and beautiful homes.
Currently there are 82 homes on the market ranging in value from $369,900 for a two bedroom, two bath home of 1,034 sq. ft to five bedroom, five bath 5,426 sq. ft home asking $1,599,900 – $1,799,900. Almost half of the homes on the market are listed at $700,000 or more.
In the past 60 days 17 homes sold ranging from a low of $349,900 to a high of $722,000. Nine homes sold below the asking price with $21,100 the biggest difference. It was for a bank owned foreclosure. Four sold within their value range and four sold above asking price; $1,000, $1,600, $10,000 and $21,100. Average market time was 55 days.
One of my favorite homes currently listed for sale is a three bedroom, three bath 1,914 sq. ft. home. Upgrades include; new windows, heater and a/c. This home is listed as “move-in” ready and has a large back yard.
